Quick answer

Most attic insulation jobs in Toronto and the GTA cost between about $1,500 and $5,000. A simple top-up of a dry, clean attic is at the low end. Removing old or contaminated insulation, cleaning up after wildlife, and adding baffles and air sealing push it higher. The Ontario rebate can then give you back up to $1,250.

What decides attic insulation cost: attic size, removal of old insulation, target R-value, prep work, cleanup, access. Example 1,000 sq ft top-up R-12 to R-60 costs $2,825 after tax, minus $1,250 rebate, about $1,575

Typical prices in 2026

These are typical ranges we see across Ontario for a regular attic. They are a guide, not a quote. HST (13%) is extra.

JobTypical priceWhat it usually means

What actually changes the price

1. Attic size

Insulation is priced by the square foot of attic floor. A 1,000 sq ft bungalow attic costs far less than a 2,000 sq ft one. Your attic floor is roughly the size of your top floor.

2. Keep or remove the old insulation

This is the biggest swing. If the old insulation is dry and clean, we simply add more on top. If it is soaked, moldy, or full of droppings, it has to come out first, which can roughly double the job. Not sure which you need? See remove or top up: how to decide.

3. How much insulation you are adding

Going from R-12 (about 3–4 inches) to R-60 (around 17–24 inches) takes much more material than going from R-30 to R-50.

4. Prep work done properly

Baffles, sealing gaps around pot lights and pipes, and insulating the attic hatch add some cost but make the insulation work much better. Skipping them is how cheap jobs end up with frost, mold or ice dams.

5. Access and material

Low, tight or hard-to-reach attics take longer. Blown fibreglass and cellulose are the most common. Premium materials such as hemp cost more.

How to compare quotes fairly

  • Is the final R-value written on the quote? (It must be R-50 or more for the rebate.)
  • Does it say whether old insulation is removed or left in place?
  • Are baffles, air sealing and the hatch included?
  • Is cleanup and disinfection included if there were animals?
  • Will you get photos or thermal images of the finished work?
  • What does the warranty cover, and for how long?

Why the cheapest quote is not always cheapest

A low quote often means new insulation blown over a dirty or damp attic with blocked vents. It looks fine on day one, but you can pay for it later in mold, frost and ice dams.

Is it worth it?

For most older GTA homes, yes. Heat rises, so an under-insulated attic is where a lot of winter heat escapes. Upstairs rooms get more comfortable, the furnace runs less, and with the rebate the upgrade costs much less than people expect.

Frequently asked questions

How long does attic insulation take?

A straightforward top-up is usually done in a day. Projects that include removal and cleanup typically take 1–2 days.

Do you charge for the quote?

No. Our inspection and quote are free, and include thermal imaging.

Is spray foam better for attics?

For a regular vented attic, blown-in insulation is usually the better value. Spray foam suits special cases such as cathedral ceilings or very tight spaces.
